    What we broker

    TATE Real Estate is a commercial brokerage. We work on offices, retail units, showrooms, warehouses, industrial facilities and land — in Abu Dhabi only. We do not handle residential property, and we do not work outside the Emirate. That focus is deliberate: commercial tenants and investors are asking questions about Tawtheeq, trade licences, permitted use and land tenure that a general agency is not set up to answer.

    We act on both leasing and sales, and on the sales side across both the off-plan and secondary markets.

    Commercial leasing

    Most of our work is tenant-side: understanding what a business actually needs, shortlisting buildings that fit, and negotiating terms that hold up over a full lease term rather than looking good on day one.

    A commercial lease in Abu Dhabi only works if the paperwork behind it works. Three things decide that:

    • Tawtheeq registration. Every tenancy contract in Abu Dhabi must be registered. It is not a formality — your trade licence issuance and renewal depend on a valid, correctly registered Tawtheeq against the right unit and the right permitted activity.
    • Permitted use. A unit zoned for one activity will not licence another. This is the single most common reason a deal that looked agreed falls apart at the licensing stage.
    • The registered rent. Since ADREC reduced the annual rental increase cap to 0% in June 2026, lease renewals reference the rental figure recorded on the property’s last registered Tawtheeq. If that figure is wrong, or a past renewal was never properly registered, it is now the number anchoring your position.

    Sales: off-plan and secondary market

    Two different transactions that get spoken about as one.

    Off-plan is bought on a payment plan against a handover date. The diligence is on the developer and the structure — escrow arrangements, construction stage, realistic handover, and what the payment schedule does to your cash position if the date moves. The building does not exist yet, so the track record behind it is the asset you are actually assessing.

    Secondary market is an existing asset, and usually an existing tenancy. Here the diligence is on what you are inheriting: the registered Tawtheeq and its remaining term, the covenant strength of the sitting tenant, service charges, the condition and age of the building services, and whether the in-place rent is at, above or below market. A yield quoted on a rent that cannot be increased is a different proposition from one that can.

    On ownership: freehold is available to foreign buyers only inside Abu Dhabi’s designated investment zones, following Law No. 13 of 2019. Outside those zones the structures below apply.

    Land

    This is where Abu Dhabi differs most from what people expect, particularly anyone arriving from Dubai.

    Most commercial land in Abu Dhabi is not sold freehold. It is granted as a long-term right over land you do not own outright, and there are two principal structures:

    • Musataha — a development right of up to 50 years, renewable by mutual consent for a further 50. It carries the right to build on, use and deal with the land during the term, which is why it is the usual structure for industrial plots, warehousing and purpose-built commercial development, including fit-out once the shell is handed over.
    • Usufruct — a right of exploitation of up to 99 years, giving use and benefit of the property without ownership of the land itself. At the end of the term the property reverts to the landowner.

    Freehold land exists, but it is limited to the investment zones. For most commercial and industrial requirements the practical question is not “can I buy this” but which tenure structure fits the life of the asset you intend to put on it — and how the remaining term affects financing, resale and what the plot is worth to the next occupier.

    Getting that wrong is expensive and slow to unwind. It is worth taking advice before committing, and we would always say the legal structure itself is a question for your legal adviser rather than for a broker.

    Where we work

    Abu Dhabi, and only Abu Dhabi. In practice that means:

    • Abu Dhabi Island — Electra Street, Hamdan Street, Al Khalidiyah, Al Bateen, Corniche, Al Nahyan, Al Mushrif and the surrounding districts.
    • Al Reem Island and Al Maryah Island — both inside ADGM, which operates its own legal framework based on English common law. A lease here sits under a different jurisdiction from one on the mainland, and that difference matters for more than rent.
    • Mainland communitiesKhalifa City, Al Raha, Mohammed Bin Zayed City, Shakhbout City, Masdar City and Yas Island.
    • Industrial and free zones — Mussafah, ICAD, KEZAD and the Abu Dhabi Airport Free Zone, for warehousing, light industrial and logistics.

    Working with a licensed broker

    Commercial real estate brokerage in Abu Dhabi is regulated by the Abu Dhabi Real Estate Centre (ADREC) under Law No. 3 of 2015. Any firm advising you on a commercial lease or purchase should hold a current ADREC brokerage licence, and should be willing to tell you the number without being asked.
