1. Acceptance of Terms

By accessing or using the website located at taterealestate.ae (the “Site”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, please do not use the Site.

These Terms apply to all visitors, clients, prospective clients, and other users of the Site. Tate Real Estate reserves the right to update or amend these Terms at any time. Continued use of the Site following any such changes constitutes your acceptance of the revised Terms.

2. About Tate Real Estate

Tate Real Estate is a commercial real estate brokerage based in Abu Dhabi, United Arab Emirates. We operate across the office, retail, showroom, and warehouse asset classes, providing tenant representation, landlord mandates, and related advisory services in the Abu Dhabi market.

Our brokerage activities are conducted in accordance with applicable UAE real estate regulations, including those administered by the Abu Dhabi Department of Municipalities and Transport (DMT) and the relevant regulatory framework governing real estate brokers in the emirate.

3. Nature of the Site and Services

The Site is provided for general informational purposes relating to commercial real estate in Abu Dhabi. It is not intended to, and does not, constitute:

• Legal advice or legal services
• Financial, investment, or valuation advice
• A binding offer, representation, or warranty regarding any property

4. Accuracy of Information

5. Intellectual Property

• Use any content from the Site for commercial purposes

• Scrape, crawl, or extract data from the Site using automated tools

6. Brokerage Disclaimer

Tate Real Estate acts as a real estate broker and represents either a tenant, a landlord, or both parties (as a dual agent where permitted and disclosed) in property transactions. The following conditions apply:

• Our brokerage services are governed by a separate engagement or mandate agreement between Tate Real Estate and the relevant client
• Information provided to us through the Site or during the course of an inquiry may be shared with landlords, property owners, developers, and their agents as necessary to progress a potential transaction
• Tate Real Estate does not act as a legal advisor, valuer, or financial advisor
• The existence of a listing on this Site or on any portal does not constitute a representation that a property is available, that its details are correct, or that any particular terms are achievable

7. Fees and Commission

Real estate brokerage services in the UAE are typically remunerated by way of commission. The applicable fee structure, who bears the commission, and any relevant terms will be set out in a separate written engagement agreement. Nothing on the Site constitutes an agreement to provide services on any specific fee basis.

8. User Conduct

By using the Site, you agree that you will not:

• Submit false, misleading, or fraudulent information through any contact or inquiry form
• Use the Site for any unlawful purpose or in violation of applicable UAE law
• Attempt to gain unauthorised access to any part of the Site or any associated systems
• Interfere with or disrupt the operation of the Site
• Use the Site to transmit unsolicited communications or spam

Tate Real Estate reserves the right to refuse, restrict, or terminate access to the Site for any user who violates these Terms.

9. Third-Party Links and Platforms

The Site may contain links to third-party websites and property portals, including Bayut and PropertyFinder. These links are provided for convenience only. Tate Real Estate:

• Does not control, endorse, or take responsibility for any third-party website or its content
• Is not responsible for the availability, accuracy, or reliability of any third-party platform
• Recommends that you review the terms of service and privacy policies of any third-party site you visit

10. Limitation of Liability

To the fullest extent permitted by UAE law, Tate Real Estate, its directors, employees, and agents shall not be liable for any direct, indirect, incidental, consequential, or special loss or damage arising from:

• Use of or inability to use the Site
• Reliance on any information, listing, or content published on the Site
• Errors, omissions, or inaccuracies in property details
• Any property transaction entered into by a user, whether or not facilitated by Tate Real Estate

Nothing in these Terms limits our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation, to the extent that such limitation is prohibited by law.

11. Indemnification

You agree to indemnify, defend, and hold harmless Tate Real Estate and its employees, directors, and agents from and against any claims, liabilities, damages, costs, or expenses (including reasonable legal fees) arising out of or relating to your use of the Site, your breach of these Terms, or any content you submit through the Site.

12. Governing Law and Jurisdiction

These Terms are governed by and construed in accordance with the laws of the United Arab Emirates and, where applicable, the laws of the Emirate of Abu Dhabi.

Any dispute arising out of or in connection with these Terms or the use of the Site shall be subject to the exclusive jurisdiction of the courts of Abu Dhabi, UAE. You irrevocably submit to the personal jurisdiction of those courts.

13. Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and Tate Real Estate with respect to your use of the Site and supersede all prior agreements, representations, or understandings relating to the same subject matter.

If any provision of these Terms is found to be invalid, unlawful, or unenforceable, that provision shall be deemed severed and the remaining provisions shall continue in full force and effect.

14. Changes to These Terms

We may update these Terms from time to time. Any changes will be posted on this page with a revised effective date. Your continued use of the Site after the posting of revised Terms constitutes your acceptance of those changes.
